Estim8 Help Centre

Answers to the questions we hear most — about plans, where our data comes from, and what goes into an Estim8 report. If you can’t find what you need, email hello@estim8.co.nz or use the contact form.

Plans & billing

What’s the difference between the plans?

Free gives you property search and basic suburb stats, with limited reports and a single user. Professional ($199/month, ex GST) adds parcel boundaries, zoning and planning rules, constraint layers, Property & Planning AI with source-linked answers, and fact-pack reports with PDF export. Enterprise is for teams and offices — multi-seat workspaces, higher AI limits, custom report branding, API access and a dedicated account manager, priced on application.

Do I need a credit card to start?

No. The Free plan needs no card. You can search properties and explore suburb stats straight away.

Can I change or cancel my plan?

Yes — upgrade, downgrade or cancel anytime from your account. There are no setup or exit fees, and team plans include onboarding at no extra cost.

Is GST included in the price?

All prices are in NZD and exclude GST.

Data & sources

Where does Estim8’s data come from?

We draw on trusted New Zealand sources: LINZ for titles, parcels and ownership; Stats NZ for demographic and area data; REINZ for sales and market figures; local councils for zoning and district plan rules; and OpenStreetMap for base mapping. Each report notes the source behind the figures.

How much of New Zealand do you cover?

Estim8 covers property, planning and market data across all 16 New Zealand regions, spanning more than one million property records.

How current is the data?

Market and sales figures update as new data is released by their sources. Titles, zoning and council information reflect the latest available records from LINZ and the relevant council. Because councils publish on their own schedules, always confirm time-critical planning details against the council’s own records before you commit.

How accurate are the estimates?

Estim8’s figures are decision-support tools built on comparable sales and public data, not registered valuations. For lending, tax or legal purposes you’ll still need a registered valuer or the relevant professional.

Reports

What’s in an Estim8 report?

A property fact-pack pulls together title and parcel details, capital value, sales history, zoning and district plan rules, and constraint layers such as flood, hazard and heritage overlays. CMA and appraisal exports bring in comparable sales and suburb trends. Professional plans export to branded PDF.

Can I see what a report looks like before I pay?

Yes — the Free plan lets you generate a basic report on any property, so you can see the format before upgrading.

Can I put my own branding on reports?

Custom branding on client-facing reports is included on Enterprise. Professional exports carry the Estim8 format.

Planning AI & feasibility

What is the Property & Planning AI?

It answers plain-English questions about a site — “can I subdivide this?” — using the district plan rules that apply, and links back to the source so you can check the answer yourself. It’s a starting point for your own assessment, not planning advice.

Can Estim8 run a feasibility?

Yes — Professional plans include feasibility reports that combine zoning, constraints and comparable data for a site. For a full development appraisal you’ll still bring your own cost inputs and professional judgement.

Account & access

Who is Estim8 for?

Developers, agents, investors and planners who need a single view of a site — the map, the numbers and the report — without hopping between council sites and registries.
